The problem with a property staying on the market for some time, is it soon becomes stagnant, and the viewings dry up. This is because it becomes an old or stale listing, and people begin to wonder if there’s actually something wrong with the property and it’s been hidden, because no one seems to be snapping it up. It’s All in the Presentation
Although there are some companies out there that can really buy houses quickly, it’s important that you try and appeal to the masses also.
Imagine you were hosting a dinner party. You decide to serve ready meals on paper plates, everyone has to use plastic cutlery (which is god awful for environment too!) and all you’ve got to drink is lukewarm water. No disrespect to ready meals and paper plates, they have their place in the world, but chances are your guests would soon be formulating excuses that would enable them to leave. Well if your house is looking less than inviting, chances are the viewings will dry up, and if you get them people will start doing the same as they would at that dinner party. That’s the reality of it.
That being said – set your house up like a showroom! Set the dining room table, polish the windows, and trim and prune your front lawn. Even consider adding some hanging baskets on either side of the door. The more your house looks like it’s been set up specifically, the more people are likely to show interest. It might sound silly, but they don’t want a lived in house – they want somewhere neutral and new they can put their stamp on! Give them that, and you’re laughing all the way to sign the papers.
Make Sure the Temperature is Right
It might surprise you, but if your home isn’t the right temperature when it’s being viewed, then it’s going to seem less appealing.
It doesn’t matter if it’s too hot, or too cold – if it’s leaning either way, the people viewing it will start asking questions. They’ll wonder whether it’s always like this, whether there are boiler issues, or whether they’re going to have to pay sky rocket prices for their energy bills and other utilities in order to regulate it to a comfortable temperature. The last thing you want potential buyers doing in a viewing is calculating extra costs (probably incorrectly) in their heads, so don’t give them the ammunition to.
Neutralise in Your Décor
If you’re thinking of decorating your home in order to help it sell, then steer clear of bright colours and statement prints! As much as you might love them and want to make an impression, not everyone will warm to them.
When viewing a house, as mentioned no one wants to see somewhere that’s well lived in. At the same time, they also don’t want somewhere that’s so outrageously decorated that they can’t imagine how it would look if they had the opportunity to put their own stamp on it. This is why neutral colours are an absolute must for property sellers.
Neutral rooms are not only the height of fashion, but they also help to optimise the space in a room. A soft cream will make even the smallest of rooms look brighter and more airy, which is exactly what you want when you’re looking to buy somewhere – the room. Likewise, the blank canvas is helpful when envisioning putting your own things there.
Make Sure the Photographs are Up to Scratch
Last but certainly not least, make sure the photographs that are taken of your home in the listings are up to scratch. Remember that this is the first impression that many buyers on the market will have of your home, so making it count is a necessity.
